The administrative duties of our company handles the following and many more:

Tenant Applications, Contracting Related

Recruiting activities are performed by making use of our available networks which make our advertisements accessible, and act as a mediator between the tenant and the real estate agents. The real estate agency will be contacted promptly with any updated information. Strategic measures are taken in order for an easier approach and smoother transitioning from

☆Commission fee charges are incurred monthly on a usual basis. However, for promotion purposes, 2 months may be applied in some cases, upon execution of agreement between the owner and Real Partner.  

Real Partner secures stable rent income.

Home owners do not have to spend their own personal time in finding a managing company as they will be guaranteed a secured and stable income from fixed rate remittances. In addition, our company will handle everything from tenant and property management, as well as customer complaints regarding facility issues.

・Regardless of vacancy, a fixed sum of rent income will be remitted (no need to worry about loss due to vacant rooms)

Vacancy Guarantee System
 

This new system guarantees 50 percent of earnings made from the rent of the vacant rooms.  As soon as a new tenant is determined, this system will automatically shift to the Rent Arrear Guarantee, which will bring the owner’s earning to a secured rate of 85~96%! Rent Arrears Guarantee

 

Our company is affiliated with financial firms and rental guarantee companies. Rent related issues, concerning tenants with excessive overdue payments, forced termination of vacancy and such warranties are taken care of by our staff. Monthly remittances as determined on its scheduled date will still be performed regardless of late and non-payments from tenants.

 

Money Collection Management
 

Monthly rent, maintenance and other monetary transactions will be handled by us in place of the owner. Shall there be any occurrences where the tenant is in arrear with his or her rent, proper measures will be taken as we handle all types of tenancy procedures, including payment reminders, customer complaint and others.
 

Utility bill (water, heat and electric) for the communal area

Water bill charges and etc. will be checked periodically and collected. We also manage utility expenses (gas and electric) for the communal area and any expenses related to the resident’s association’s town assembly fee.

 

Tenancy procedures and management

 

We manage and handle different types of tenancy procedures as follows

・screening of new tenant applications

・advance notice letters regarding cancellation of contract

・room inspection to check for any damages made when tenant terminates tenancy

・repair cost negotiations

・placing orders for remodeling contractors

・deposit money refund

 

Customer complaints


We quickly respond to complaints and other issues that may occur regarding trouble with facilities and finding the best solution to resolve any problem. 

Building Maintenance and Operations

Daily Cleaning and Deep Cleaning

 

Daily cleaning is performed in the common area for quality control purposes. Deep cleaning is to be scheduled throughout the annual year.

 

Building Surveillance


Monthly facility equipment inspections will be performed on a regular basis for quality assurance and safety to prevent any accidents from occurring. Also, written reports will be submitted monthly.

 

Elevator maintenance and inspection
 

Elevator inspections will be conducted on a regular basis and legal inspections will be conducted once a year for safety purposes.

 

Fire inspection
 

According to the Fire Services Act, it is required for the qualified person to do inspections on the automatic fire alarms ;and water pipes, perform fire drills and submit a written report to the local fire department.

 

24 hour remote supervision
 

Water quality inspection, cleaning and sterilization of the water tanks and elevated water tanks will be conducted based on the waterworks law. Water pumps and other facility apparatuses will also be inspected and written operating reports will be made.

 

Water tank cleaning and water pump insection

 

24 hour remote monitoring by the security company will work in hand with its management company. In case of unusual circumstances (fire outbreak), immediate action will be taken.
